Scope of Works Includes:
- Construction of a 3m x 3m Kwila hardwood deck, installed to NZS3604 standard.
- Supply and installation of a 3m x 3m matte-black aluminium louvre roof system.
- Crank-shaft operating mechanism for manual opening/closing of louvre blades
- All necessary fixings, brackets, and hardware for a freestanding structure.
- Standard post hole excavation and concrete footings.
- Final clean-up of the work area upon completion.

Exclusions & allowance
-All outdoor furniture, including sofas and fire pit table shown in images, are illustrative only and excluded from the scope of works.
-Allowance for deck height off existing ground level to be 400mm with allowance for a singular 1m wide step off deck
-No allowance for locating, protecting, or relocating underground services
-There is no allowance for removal of any hardfill other then post hole waste
-No allowance for breaking rock, concrete or other hard ground when digging
-Access to outdoor area to be assessed prior to accepting work to ensure it meets site requirements.
-No allowance for any council consent fees if applicable
-No allowance for contract works insurance
-No allowance for painting, plastering or staining unless specified.
-No allowance for electrical, plumbing, or gasfitting work
-No allowance for reinstatement of lawns, gardens, or landscaping after construction.
-Variations will be charged at $65 + GST per hour plus materials unless otherwise agreed.
