Scope of Works Includes:
- Construction of a 3m x 3m roof covering with compliant timber framing
- Install 3m x 3m deck with hardwood Vitex decking deck to be 400mm from existing ground level with one 1 metre wide step of one side of the platform
- Installation of Coloursteel corrugate roofing to manufacturer specifications
- Supply and installation of timber fascia boards
- Installation of 100mm V-grooved plywood soffit lining
- Supply and application of plaster finish to the rear wall, including filling and patching as required
- Painting of the plastered wall, fascia, and soffit using exterior-grade paint systems
- All standard fixings, flashings, and hardware required for a freestanding structure
- Final site tidy and waste removal upon completion

Exclusions & allowance
-All outdoor furniture, including sofas and fire pit table shown in images, are illustrative only and excluded from the scope of works
-Allowance for deck height off existing ground level to be 400mm with allowance for a singular 1m wide step off deck
-No allowance for locating, protecting, or relocating underground services
-There is no allowance for removal of any hardfill other then post hole waste
-No allowance for breaking rock, concrete or other hard ground when digging
-Access to outdoor area to be assessed prior to accepting work to ensure it meets site requirements
-No allowance for any council consent fees if applicable
-No allowance for contract works insurance
-No allowance for painting, plastering or staining unless specified
-No allowance for electrical, plumbing, or gasfitting work
-No allowance for reinstatement of lawns, gardens, or landscaping after construction
-Variations will be charged at $65 + GST per hour plus materials unless otherwise agreed
