Scope of Works Includes:
- Construction of a 3m x 3m timber deck using 140 × 32mm premium pine decking boards.
- Deck structure to sit approximately 400mm above finished ground level.
- Allowance for a 1m wide step on one side of the deck.
- Supply and construction of a 3m x 3m pine pergola, including all posts, beams, rafters, and fixings.
- All structural framing, footings, bracing, and hardware installed in accordance with NZS3604.
- Standard post hole excavation and concrete footings.
- All required timber, fixings, and brackets for a complete, freestanding structure.
- Final tidy and waste removal upon completion.

Exclusions & allowance
-All outdoor furniture, including sofas and fire pit table shown in images, are illustrative only and excluded from the scope of works
-Allowance for deck height off existing ground level to be 400mm with allowance for a singular 1m wide step off deck
-No allowance for locating, protecting, or relocating underground services
-There is no allowance for removal of any hardfill other then post hole waste
-No allowance for breaking rock, concrete or other hard ground when digging
-Access to outdoor area to be assessed prior to accepting work to ensure it meets site requirements
-No allowance for any council consent fees if applicable
-No allowance for contract works insurance
-No allowance for painting, plastering or staining unless specified
-No allowance for electrical, plumbing, or gasfitting work
-No allowance for reinstatement of lawns, gardens, or landscaping after construction
-Variations will be charged at $65 + GST per hour plus materials unless otherwise agreed
